IDS is dedicated to the creation of community focused projects. IDS develops housing and community facilities that provide both social and economic benefits. Projects include housing that offers unique designs and amenities while preserving the diversity of the community, charter schools that offer alternative educational environments and public facilities created with both distinctive architecture and responsive program offerings. All of these developments share the common goal of creating financial viable ventures while enriching the local community. Developments are undertaken utilizing a varied set of industry partners to maximize results and to ensure the participation of  skilled craftsmen and the provision of local training and employment.

17 Solar   Townhomes and Flats

This new community of 26 homes is scheduled deliver in the Spring of 2015 . The project features both market rate and affordable units and also features an energy efficiency package including active solar. The cutting edge design incorporates abundant natural light and 2 story spaces with lofts. Private financing from Washington First Bank with public NSP funds through DHCD.

Roundtree Residences   Apartment Homes

This new senior community was developed in partnership with the Allen Chapel AME Church and the NHP Foundation. The development contains 91 apartment homes with extensive on site facilities including: fitness center, library, media room, coffee bar, beauty saloon, game room, computer cafe and extensive social areas. Each individual home features full amenities provided in a space efficient design. Financing combined tax exempt bonds from DCHFA, HOME funds and LIHTC.

IMI Life Learning Center   Health and Wellness Facility

This facility is being developed in partnership with IMI and the Israel Baptist Church. The 42,000 square foot project will feature a community multi-purpose room, basketball court, fitness facility, training and educational space along with a community health center operated by Unity Health. Financing through CDBG, NIF, United Bank and New Market Tax Credits.

Old Congress Heights School   Charter School

Old Congress Heights School was redeveloped as a 45,000 sq ft charter school under the Districts Public Charter School System. This unique building has been vacant or underutilized and an eyesore for the community for over 20 years. The development featured a combination of public and private funding sources including  New Market Tax Credits from Citi Community Capital and Neighborhood Investment Fund and City Build grants facilitated by CHCTDC. The school is leased to Democracy Prep and currently enrolls over 600 students.

Woodmont/Hillcrest   Single Family Homes

These single family homes are located in a unique oasis in the city. Woodmont is surrounded by  parkland yet downtown is only minuets away. Hillcrest features convenient Pennsylvania Ave access and an exclusive address. These developments offer groundbreaking alternatives for buyers east of the river. The Homes at Woodmont and Hillcrest were priced from the mid $200's to the $500's . The projects were financed with private funds from Washington First Bank and public funds from DHCD through CHTDC.

Kentucky Courts   Condominiums

The community features award winning architecture and exterior details. The unique development in Capitol Hill has 38 market rate townhomes and affordable rental homes configured as townhomes over flats. The townhomes feature 3 bedrooms 2.5 baths and main level great rooms. The development was constructed after the demolition of an abandoned public housing project and included training and employment programs for former residents. Construction financing through PNC bank and the District of Columbia Housing Authority.

Bryant Street   Condominiums

This community involved the rehabilitation and reconfiguration of an existing public housing project. Multi level units were combined to create townhomes and existing townhomes were redesigned and  expanded. The units were then sold to previous public housing residents and other income qualified buyers. Employment and housing counseling services were also offered. Construction financing through PNC bank, Fannie Mae and the District of Columbia Housing Authority.

Capitol View  Limited Equity Co-op Conversion

This development, completed in partnership with WISH, resulted in the rehabilitation and conversion to cooperatives of an existing public housing project. The 91, 2 and 3 story townhomes were rehabilitated and then sold to existing public housing residents under a limited equity co-op structure. Construction financing through National Cooperative Bank , Fannie Mae and the District of Columbia Housing Authority.

Chatham Village   Apartment Homes

This unique single level community provides high density mixed age and income housing in a rural setting with close proximity to the amenities and facilities of Easton, MD. The development is designed to accommodate seniors with 93 apartment homes that feature individual entrances, single level design, individual washers and dryers and garden areas for each home. The development also provides a pool and fitness center as well as a computer lab and media area. Private financing from Wells Fargo with public funding from HOME.
